What the law Says!
Fire doors (regulation 10) updated 24 July 2023 Regulations made under Article 50 of the Regulatory Reform (Fire Safety) Order 2005. Section 3, para 3.3 Fire Resisting Doors (Fire Doors) are one of the most important measures to safeguard the means of escape from fire.
Your Fire Risk Assessment should already have identified the doors in question and determined whether the doors are adequate to resist the spread of fire and smoke into, or within, the common parts. You should have already taken steps to maintain doors in a good working order, and where it has been found that the existing door is inadequate and needs to be replaced, this must be done by a competent person.

INTRUSIVE FIRE DOOR INSPECTIONS
After liaising with the responsible person, PYROCHECK carefully remove some door trim in an inconspicuous place to 10 percent of your door sets. This is to identify as to whether the correct fire stopping materials were used in the installation of your door set.
Removing 10 percent allows us collectively to make a judgement call as to whether the rest of your door set’s will require the same ongoing works.
We also remove Locks, Handles, Hinges and door closer covers to ascertain whether or not the correct intumescent products have been used and whether or not your ironmongery is in fact fire rated.
We remove the architraves carefully and install appropriate fire stopping
We endeavour to re-use the architraves where possible
This is an intrusive procedure and will require some redecoration that we can also carry out
NON-INTRUSIVE FIRE DOOR INSPECTIONS
A Non-Intrusive Fire Door Set Inspection, is an inspection of everything our inspector can visually see. We inspect all moving parts to identify whether they are working, in a good state of repair and if they are fire rated. We inspect all apertures including glazing, letterboxes, air transfer grilles and even door viewers. We Check to make sure the door closes under its own power and that intumescent products are undamaged, we check that the perimeter gaps and that all parts of the door set that can be seen are compliant and within current regulations.
FIRE DOOR SET REPLACEMENTS, REMEDIALS WORKS AND OTHER ONGOING MAINTENANCE.
On Receipt of our report you will automatically receive a cost for works to make your door set’s compliant. Our engineers are all skilled, qualified, tidy and respectful, will ensure compliance and offer advice.
Ongoing maintenance is important and we can offer continued inspections and a maintenance package that suits you.
Service Reminders
It is important that a fire doorset is regularly inspected for defaults. The responsible person for the building should make sure that a doorset is surveyed and maintained in accordance with the building’s risk assessment.
Each fire doorset’s use is different and should be maintained to suit its requirements:
A fire doorset in a high traffic corridor (hospital corridor) should be maintained monthly
A medium traffic doorset (flat door) bi-annually (every 6 months)
A low traffic doorset (boiler cupboard) annually (every 12 months)
Remember, each fire doorset has its own requirements and the maintenance record should be mentioned in the buildings fire risk assessment. We will remind you when inspections and maintenance are due to be carried out to make sure you conform to the rrfso 2005.
